Educational and Training Facilities

State & Federal Legislation require all education and training facilities to operate out of premises that have the appropriate "classification of use" which is Class 9B.

Unlike standard commercial office facilities, which are generally class 5, class 9B has more stringent requirements particularly when it comes to Exit/Emergency, lighting fire services including detection and suppression, egress from the premises etc.

Why is this so? Well Class 9B facilities, that include both education and POPE (Places of Public Entertainment) allow for a higher volume of occupants per square meter than the average tenancy as well as a higher level of “visitors” to the premises who may not be familiar with the facilities.  So in the event of an emergency, it is important to be able to efficiently and safely evacuate all the people from the premises.

In most States, the Governing bodies that run both public and private education institutions require copies of something called an Occupation Certificate to confirm the fitout in the tenancy is compliant with the BCA and A.S. but also the class of use is correct for an education facility, which is Class 9B. If a copy of the complying OC can not be provided, the organisation will fail to be certified and will no longer be able to operate.

When looking for a new premises, there are many things to be aware of that can make a significant difference in selecting be best possible space and could end up saving you $100,000’s of dollars and valuable time.

First, it is important to to confirm the existing class of use. This can be done by obtaining a copy of the previous tenants DA/CC/OC which will state on the first page the approved use. If you can confirm the current class of use is 9B, you have negotiated a major hurdle in the approval process and will save you a lot of time and resources.
