Initial Site Investigation

 Our involvement includes:

  • Review the property and carry out a preliminary inspection and BCA audit
  • Take Needs Analysis from client to confirm proposed space allocations for new tenancy including student and staff numbers, classroom sizes, breakout space, labs, etc.
  • Identify Project Goals to ensure team alignment with our clients objectives
  • Provide a report of findings based on property reviews/audits
  • Identify suitability of property for 9b compliance
  • Highlight compliance issues that may impact Change of Use and project costings
  • Identify heritage listings or other property development limiting factors
  • Provide Key Takeaways and recommendations to maximise the probability of a successful Change of Use application while minimising the risk of substantial additional non-compliance costs.
  • Review local council Local Environmental Plan for the area
  • Review Section 149 to confirm if alternative change of use can be achieved

Increase Occupancy Numbers Analysis

     Our scope of works includes:

  • Review the property and carry out a preliminary inspection and BCA audit

  • Take Needs Analysis from client to confirm proposed space allocations for refurbished tenancy including student and staff numbers, classroom sizes, breakout space, labs, etc.

  • Review existing egress and identify possible limitations in this area

  • Develop strategies to overcome occupancy numbers based on egress limitations

  • Review existing amenities and identify possible limitations in this area

  • Provide a recommended solution to overcome limitations in the area of amenities

  • Review current allowable operating hours as per the existing Development Application

  • Recommend possible increase to operation hours to help in revenue uplift

  • Highlight any other compliance issues that may impact project outcomes

  • Provide solutions and recommendations to allow for the increased occupancy numbers.

  • Review Section 149 to confirm ongoing approval process.

  • Provide a report of findings based on occupancy review/audit

Increase Occupancy Numbers Analysis

Our Scope Of Works includes:

Design Process

  • Interview and prepare selected design teams to pitch for project work

  • Arrange and host design presentations

  • Review design presentations and fee proposals and make recommendations

  • Work with appointed design team through space planning, concept design and design development

      Development Application:

  • Prepare DA (Development Application including arranging owner’s sign off)

  • Prepare Statement of Environmental Effects

  • Prepare Plan of Management

  • Arrange BCA report (if required)

  • Pre-DA lodgement meeting with Council (if required)

  • Submit DA application to Council

  • Manage DA through Council process

      note: no guarantee of a successful Council approval or Council conditions

 

      Construction Certificate:

  • Prepare CC (Construction Certificate) application forms

  • Arrange for CC application forms to be signed

  • Arrange Design Certificates from Head Contractor and service trades

  • Arrange and attend Pre-CC site inspection

  • Submit CC application to Building Surveyor

  • Issue CC to allow commencement of fit-out works

      Occupation Certificate:

  • Arrange for OC (Occupation Certificate) application forms to be signed

  • Arrange and attend Pre-OC site inspection

  • Arrange Certificates of Compliance from Head Contractor and service trades

  • Submit OC application to Building Surveyor

  • Issue OC to client

     Disbursements associated with the Certification Package including:

  • Insurances

  • Town planner

Project Management Package

      Our Scope Of Works includes:

      Design Process:

  • Work with appointed design team through concept design and design development documentation

  • Work with services consultants to facilitate design and documentation for mechanical, fire protection, electrical and hydraulic if required OR

  • Work with head contractors to develop a Design and Construct option for selected services if possible

  • Provide accurate budget based on approved sketch plans and concept design

  • Work with design team to rework concepts etc as required to meet approved budget

  • Look at innovative solutions to provide project outcomes to match client affordability

  • Work with design team to facilitate certification drawings

  • Work with design team to facilitate tender drawings

      Tender Process:

  • Review tender documentation including plans, schedules and specifications

  • Manage fit-out contractor tender including:

    • Issue Requests for Quotation

    • Arrange and attend site inspections

    • Manage and issue Requests for Information

    • Compile and review tender submissions

    • Prepare tender review reports for client

    • Arrange and chair tender review meeting/s

    • Review client/contractor contract

    • develop “value engineering” options to facilitate cost effective solutions where possible

      Construction Process:

  • Facilitate kick off meeting with successful Head Contractor team and client

  • Undertake full set out with Head Contractor to ensure compliance with approved plans.

  • Provide cloud base Project Management and Communications system to ensure clarity of the project schedule and the achievement of key project mile stones.

  • Attend regular Project Control Meetings (PCM’s) to ensure project time lines, compliance requirements and quality standards are met

  • Manage additional and approved variation process

  • Review contractor progress invoices, approve and submit for payment

  • Arrange and conduct defects inspections per stage

  • Facilitate solutions for onsite issues and problems

  • Monitor correction of defects and outstanding items before hand over of each stage.

  • Facilitate client hand over on completion of project
